Getting started as a space owner
Turn your extra space into income by hosting storage on Splacebar. Whether you have a spare room, garage, or commercial space, you can start earning money by providing secure storage for others.
Step 1: Download the Splacebar App
Storage owners use the same Splacebar app as space seekers. Download it to get started with your hosting journey.
Step 2: Create Your Account
Sign up using your email or social sign-on (SSO) options like Google, Apple, or Facebook. Once registered, navigate to the space owner section to begin your hosting setup.
Creating your storage listing
When you access the space owner page in the app, you'll be prompted to fill out a comprehensive form to create your listing. Here's what you'll need to provide:
Location & Space Details
- • Exact location/address
- • Storage space name
- • Available size/dimensions
- • Space type (garage, room, warehouse, etc.)
Payment & Features
- • Preferred payout method
- • Security features (CCTV, locks, etc.)
- • Access type (24-hour, supervised, etc.)
- • Visit frequency preferences
Photos Required
High-quality photos of your storage space are mandatory for your listing. Include multiple angles showing the entire space, security features, and access points.
What makes a great storage space?
Preferred characteristics:
- • Dry and well-ventilated
- • Isolated corner or dedicated area
- • Low foot traffic
- • Secure and lockable
Location types:
- • Commercial spaces (preferred)
- • Residential properties (accepted)
- • Any size welcome
- • No restrictions on space type
Verification and approval process
After submitting your listing, Splacebar conducts a thorough verification process to ensure quality and safety for all users.
Document Verification
You'll need to provide:
- Personal identification (ID card, passport, etc.)
- Property ownership or leasing documentation
- Proof that your lease allows storage services (if applicable)
Physical Inspection
A Splacebar representative will visit your location to review the space in person, verify the information provided, and ensure it meets our quality standards.
Approval & Go Live
Once approved, your listing will go live on the platform, and space seekers can find and book your space.
Pricing and earnings
How pricing works
Splacebar uses dynamic pricing based on local rental rates and market demand. You don't need to set your own prices - our algorithm optimizes pricing to maximize your earnings while staying competitive.
Platform fee
Splacebar takes a 20% service fee from each booking to cover platform maintenance, support, and payment processing.
Payment schedule
You'll receive your earnings monthly at the end of each month, minus the platform fee.
Managing your storage space
Availability Management
- • Set availability calendar
- • Block off dates when unavailable
- • Prevent bookings during maintenance
- • Manage multiple spaces separately
Communication
- • In-app messaging with renters
- • Coordinate access and timing
- • Answer questions about your space
- • Manage multiple conversations
Access Management
Currently, Splacebar does not handle physical keys or access codes. You'll coordinate access directly with renters through the in-app messaging system.
Legal requirements and insurance
Your responsibilities
- Insurance: You must maintain your own insurance coverage for your property and stored items
- Lease compliance: If renting your space, ensure your lease agreement allows storage services
- Legal compliance: Follow all local laws and regulations regarding storage services
Damage and liability
In case of damage or theft of stored items:
- • Splacebar will assess each situation individually
- • If damage is due to space owner mishandling, payouts may be clawed back
- • Storage owners are responsible for maintaining safe and secure spaces
- • Report any incidents immediately through the app
Managing multiple spaces and listings
Multi-space management
If you have multiple storage spaces, you can manage them all from a single account:
- • Switch between different storage spaces easily
- • Manage bookings and communications for each space separately
- • View earnings and performance data per location
- • Set different availability for each space
